The grey area
Trafford's pages do not say directly whether furniture and rubbish left in a rental counts as household or business waste. Next door, Salford Council treats a tenant's leftovers cleared by a landlord as commercial waste. Recycle for Greater Manchester refuses business waste at every centre, and staff can turn away loads they think are trade waste, so do not count on the tip.
Your options
- If the tenant is still there, ask them to book the Trafford bulky collection (£44.10 for up to five items) before they leave
- Check the tenancy agreement for what can be charged against the deposit, and photograph what was left
- For an empty property, use a licensed clearance company
Trafford's bulky terms also say items must be outside the building by 6.30am, so it does not suit a flat above a shop or a property you cannot get to early.

Trafford says businesses should keep evidence of how their waste was disposed of for two years. It also says 337 businesses were asked for their paperwork and 40 were fined. Treat a rental clearance the same way: ask for a waste transfer note or receipt and keep it with the tenancy file.
