A house clearance can feel like a big job, especially when it comes after a bereavement, a move or the end of a tenancy. The right company will look at what needs to go, give you a clear price and take everything away in one go.
When people book a house clearance
- Clearing a property after someone has died
- Downsizing, or moving a family member into care
- Landlords clearing a rental after tenants leave things behind
- Getting a property ready to sell, let or renovate
- Emptying a loft, garage, shed or outbuilding in one go
What changes the price
There is no single price for a house clearance, because no two jobs are the same. The things that usually matter most are:
- How much there is. Companies often think in van loads.
- How easy it is to reach. Stairs, flats without lifts and long walks from the van all add time.
- Heavy or awkward items. Wardrobes, sofas, workshop equipment and the like.
- What the waste is. Paint, gas bottles and similar items need special handling.
- How soon you need it done. Short-notice jobs can cost more.
Photos or a short description help a company give you an accurate price, which is why we ask a few questions up front.
What a good quote should include
- The company's waste carrier registration number
- A price in writing, and whether it includes VAT
- A clear statement of what is and is not included (for example, sweeping up afterwards)
- A waste transfer note or receipt once the job is done
- What happens to usable items. Some companies donate or recycle them if you ask
Before the clearers arrive
Put aside anything you want to keep: papers, photographs, jewellery, keys and sentimental items. If you are clearing on behalf of family, agree who is keeping what first. Tell the company about parking and access when you ask for a quote, as it helps them plan the job.
