Landlord and rental property waste in Manchester
Here's how Greater Manchester treats waste from rented properties and what landlords can do instead, checked against Manchester City Council and Recycle for Greater Manchester pages on 29 October 2026.
- Waste a tenant leaves behind is the landlord's responsibility, and the council classes it as business waste
- Business waste can't go to any Greater Manchester recycling centre
- Holiday lets and Airbnbs need a commercial waste collection, whatever the number of nights let
- The council points landlords to a skip or a transfer loading station

What the council says
Recycle for Greater Manchester has a page for landlords. It says commercial or business waste cannot be taken to any household waste recycling centre. That rules out the household bays at Longley Lane and Sandfold Lane, even if you live in Manchester and own the property yourself. It also says landlords must give their tenants the right waste and recycling information.
Left behind after a tenancy
The page is direct about this. Any waste left in the property is the landlord's responsibility, it is classed as business waste, and it is chargeable. That covers furniture, bedding and bags of rubbish a tenant didn't take with them. It also covers waste from a rented property that isn't the tenant's normal household waste. A tenant clearing their own belongings is a different matter, and their usual routes apply. See student move-out waste in Manchester for how that works.
Refurbishment work
The same page counts waste from construction, demolition and garden landscaping as business waste that the landlord has to dispose of. A new kitchen, a stripped bathroom or a garden cleared between tenants all fall into it. If a tradesperson does the job, their waste isn't accepted at the tips either, so ask them in advance who is taking it away.
Your options
| Option | Good for | Watch out for |
|---|---|---|
| House clearance | A whole flat or house between tenants | Get the price in writing |
| Builders' waste collection | Waste from refurbishment work | Plasterboard and rubble need a licensed carrier |
| Rubbish removal | A few rooms of left-behind items | Ask what is included |
| Skip or transfer loading station | Bigger jobs you can load yourself | The council lists eight transfer sites, including Longley Lane in Sharston. Charges apply, and the page does not give prices |
Asbestos isn't accepted at any of those transfer sites. See asbestos disposal in Manchester.
Protect yourself
- Ask the firm for its waste carrier registration number and check it on the Environment Agency register
- Keep the waste transfer note they give you
- If waste you handed over gets dumped, it can come back to you. See fly-tipping in Manchester
A property used as a holiday let, self-catering place or guesthouse is a business use. The council page says it can't use the normal kerbside collection, and that it doesn't matter whether you are registered for business rates or how many days the property is available.
