- A full 3 to 4 bed house usually costs £900 to £1,500

Why the council routes fall short
A whole house is more than the council's own services are built for:
- The bulky collection is capped at 5 items for £30, and it's one free collection a year per household. A bed alone uses 4 items, and kitchen units, bathroom suites and general household waste are excluded
- At the tips the free DIY allowance is just two 50-litre bags a visit, and fridges and freezers aren't being accepted at the moment
- Waste from a rented property is business waste in the council's eyes, so a landlord can't use the tips or the bulky collection
- A van trip to the tip needs a permit, and box vans and long-wheelbase vans are banned
For a probate clearance, a rental or a relative's home, a licensed clearance firm is usually the simplest route. See also clearing a house after a death and student move-out rubbish in Leeds.
Before you book
- Ask for the firm's waste carrier registration number and check it on the Environment Agency register
- Get the price in writing, and ask what is included, such as stairs, parking and sweeping up
- Keep the waste transfer note. A Leeds resident was prosecuted after unchecked waste was dumped. See fly-tipping and your duty of care
