What the council says
The bulky collection page says: "We do not collect any items left at landlord/To Let properties or business premises." It adds that the service is not for house clearances. The tips say trade and commercial waste won't be accepted, and that it is the business producing it that is responsible. The pages we checked don't say how the tips treat a landlord's clear-out, so ask the authority on 0151 255 1444 before you load a van.
Tenant waste or landlord waste?
A tenant clearing their own home is a household matter for them. Rubbish left behind after they go, or waste from works the landlord is doing, is where the council wording above bites. If you aren't sure which side a load falls on, ask the council before you book anything.
Your options
| Option | Good for | Watch out for |
|---|---|---|
| House clearance | A whole flat or house between tenants | Get the price in writing |
| Builders' waste collection | Refurbishment waste | Plasterboard and rubble need a licensed carrier |
| Rubbish removal | A few rooms of left-behind items | Ask what is included |
Protect yourself
- Ask for the firm's waste carrier registration number and check the Environment Agency register
